Cost Vs Value
A higher quality, well-executed Basement remodel that adheres to code and accounts for Minnesota's climate (insulation, humidity control, proper egress) will likely have a better ROI than a poorly executed one. Finished Basements add home value, if done correctly.
Project Scope and ROI
Project scope: Adding functional features like bedrooms, bathrooms, a separate living area, with a Basement Remodel significantly increases the potential value of the remodel. When adding new finished sqft to the home, this bumps up the homes value per sqft.
Additionally, adding a bedroom with an egress window will increase the home value by a possible 5 to 20% depending on the value of your home and proper execution.
-
Warning! - Do Not Overbuild for your area. Look at comps for similar homes with your similar layout. For example, expecting to add monetary value to a 5-6 bed home with another bedroom can have diminishing returns. Your home will max out at a certain point because the area won't support the "extras".

Basement Remodeling Cost
Well this can vary dramatically, But your typical full gut and remodel of a 700 sqft basement can run between $80,000 and $150,000. The project plan to the right was around $150,000 based on 720 new finished floor sqft for the home, new kitchen, new fireplace, new flooring, new bathroom with tile shower, new structural windows, drywall and ceiling texture, new doors and trim, new paint and enamel for woodwork. We also had some HVAC, Plumbing, and Electrical work to do. Adding simple finished sqft could be around 120 per floor sqft to remodel is the structure is unfinished. When you add kitchens ($25k), bathrooms ($15-25k), Fireplaces ($8-15K), and with custom design the price could move to 400 per floor sqft.

How Long Does A Basement Remodel Take? (start to finish)
First Steps and Design can take about 1-2 months to iron out. Then Estimating and contract signing can take a couple weeks. Material orders will be crucial to starting on time and can take up to 2 months to come in depending on items (like cabinets). Then the actual remodel phase could be 2-4 months depending on size and scope. So total time invested could be 4-6 months from concept to finish. While the build phase is 2-4 months the First Steps and material orders can add time depending on if the design is custom and the materials are custom orders as well.
What is included in a basement remodel?
Glad you asked! There are many factors to consider here, but mainly what is your scope... and what is included in that scope of work. The Maple Grove Basement Remodel that is featured on this page was 720 fl sqft and cost $150,000. Why and How? Let's take a look:
-
First it took Design and Floor Plans for permitting (this included structural engineering)
-
The basement was unfinished so we needed to add new walls and insulation
-
We added new egress windows and structural for new window openings (this added exterior siding work)
-
All the floors needed self leveling for even flooring
-
We added a new bathroom so we needed new plumbing, toilet, shower, shower door, vanity ant top, lighting, fan, floor tile, hardware, shelving, faucets, etc...
-
We added a new kitchen with new cabinets, plumbing, sink, faucet, backsplash, electrical, lighting, and countertops
-
A fireplace like our Maple Grove Basement Remodel added a gas fireplace with stone surround, shelving, electrical.
-
We added a bedroom (needed egress window) and open areas as well.
-
All your finished areas will need drywall and ceiling texture (or whatever you like on the ceilings)
-
Then you will need doors, windows, hardware, lighting, trim and baseboards, flooring and any other design items.
-
Don't forget some of the most determining costs like plumbing, electrical wiring, and new HVAC costs. If you move or add plumbing it will be significant because you have to break into the foundation for the drains.
-
Now comes the finishes. Painting and Wood finishing, shelving, mantels, Beams, shiplap, and special items as well.

BBB Reports that Project and payment disputes often involve delays, poor-quality work, expired permits, and issues with the timing of payments and draws.
Subcontractor issues: An insurance trends report indicated that as of mid-2024, 70% of contractors experienced increased defaults and financial distress with subcontractors, affecting project quality and timelines.
Regulatory and legal actions
Reports from government agencies show that regulators continue to address significant issues in the industry.
