First Things First

First Steps Report:  We do our detailed report on your Property and how it effects your Project

  • This includes:  Site Survey help, Set-Back info, variance, utility rough-in, and permit requirements with the city planner

Project Game Plan:  We will give a rough number of what the project may cost at this point  

  • Pre-Budget is key to moving forward

  • Once we have permitting requirements then we will be set for the Job Set-Up process

Project Set-Up

Project Sheet:  Organization, communication, and transparency is all located here and includes:

  • Your project Folder with all documentation

  • Your Project Numbers in Detail

  • All Tradesmen, Material, and Lumber Package numbers

  • This also includes our unique system for notes, storing files, and communication in our live Project Sheet

Project Schedule:  This also sets us apart from anything in the industry and is a live schedule set up with your finish date in mind, but it's no ordinary schedule:   it's your project partner

  • This has our unique system for covering every item on your project in order

  • Every trade is automatically dependent  upon multiple factors, this keeps you from making mistakes and saves you time and money

  • All inspections are in order

Construction Estimator

Retainer:    Secure us with our retainer fee and we get moving on Generating project numbers in detail with total transparency

  • The Retainer Fee gets you though the entire Project Set-Up at no additional cost

Construction Calculator:  This is a two step process that gets you to the real baseline number that your project will cost

  • Our patented calculator system Completely sets us apart and figures detailed hrs per trade so timelines are real 

  • Then we manage Estimates from all tradesmen and procure all material and permit costs

Design & Floor Plans:  We work along side you to bring your vision to life, or give you inspiration

  • Structural Engineering may be needed

  • This can be simple or as detailed as you want

  • We charge in 1 hr increments or 10 hr blocks

Project Layout:  This is a comprehensive project design folder that includes all drawings for needed trades on your project.  It would also include structural engineering is needed

How We Fix The Money Thing...

No Games.

How We Operate With Money

Project Funding:  We work with several lenders that are good for large and small projects.   Some traditional that pay in draws and others that give all the funds directly to you to streamline things

  • We will help move the process along by providing key information to lender for loan

  • All costs will be procured before funding

Project Payouts:  Our model is a breath of fresh air to a homeowner.  No more wondering where your money is or what it's being used for.  

  • We do Not hold your money

  • We are 100% transparent with all funds

  • All funds go directly to tradesmen or Vendors paid by you after sign offs and individual payment lien waivers are collected

  • You may purchase materials though our vendors at our cost to save money (huge with lumber!)

  • Change orders:  With us, these are set up only after a signed agreement and paid upon signing

How We Charge, With Transparency

First Steps and Design

  • First Steps Report = $450  (included with project set up)

  • Design = $1,500 to $5,000+  (depending on complexity)

Project Set Up - $1,500 to $6,000

  • Small jobs under $50,000 = $1,500

  • Medium jobs under $200,000 = $3,500

  • Large jobs over $200,000 = $3,500
    + $1,000 per week (after 4 weeks)

OAC Calls & Management Help

  • OAC Calls Package - $250 per week

  • One Off Management Consultations - $500 per Consultation

Full Project Management - 20% of Project Cost

  • Small jobs under $50,000 = $10k and Under

  • Medium jobs under $200,000 = $40k and Under

  • Large jobs  = $40k and Up
