Cost Vs Value

A higher quality, well-executed Home Addition that adheres to code and accounts for Minnesota's climate (insulation, humidity control, proper egress) will likely have a better ROI than a poorly executed one.  Home Additions add home value, if done correctly as they add more livable floor sqft like bedrooms, bathrooms, or a larger kitchen.  Home Additions may cost significantly to build, but add huge value.  Also, if you love where you live a home addition give you what you want or need without having to move.

Project Scope and ROI

Project scope: Adding functional features like bedrooms, bathrooms, a separate living area, or improved kitchen with a Home Addition significantly increases the potential value of the remodel.  When correctly adding new finished sqft to the home, this bumps up the homes market value.

Additionally, adding a bathroom or bedroom with an egress window will increase the home value by a possible 5 to 20% depending on the value of your home and proper execution.

  • Warning! - Do Not Overbuild for your area.  Look at comps for similar homes with your similar layout.  For example, expecting to add monetary value to a 5-6 bed home with another bedroom can have diminishing returns.  Your home will max out at a certain point because the area won't support the "extras".

    • Floorplans and Design

    • Project Set up (for the Do-it yourselfers)

  • ROI - Return On Investment

The Twin Cities is a growing.  Property taxes are going up as well as home values.  So certain Improvements to your home in this area can benefit if done right.  So If you spent $100,000 on a remodeling project then you could add $60-$70,000 in value to your home if key factors line up... like equal comps in the area, proper design, effective new finished floor sqft.

    • Basements - around 60 to 70%

    • Kitchens - Around 60 to 80%

    • Bathrooms - Around 50%

    • Home Additions - Around 50 to 75%

      • Extra bedroom addition: 50 to 75%

      • Primary suite addition: 60%

  • Home Addition Cost

Well this can vary dramatically, But your typical full gut and remodel of a 600 sqft Home Addition can run between $150,000 and $300,000.  The project plan to the right was around $260,000 based on 400 new finished floor sqft to extend the master bed and lower living room, new kitchen, new flooring, new staircase and trim, new 16ft structural marvin sliding door system, drywall and ceiling texture, new doors and trim, new paint and enamel for woodwork.  We also had some HVAC, Plumbing, and Electrical work to do.  Adding simple finished sqft could be around 120 per floor sqft to remodel if the structure is unfinished.  When you add kitchens ($80-100k), bathrooms ($15-25k), Fireplaces ($8-15K), and with custom design the price could move to 400 per floor sqft.

  • How Long Does A Basement Remodel Take? (start to finish)

First Steps and Design can take about 1-2 months to iron out.  Then Estimating and contract signing can take a couple weeks.  Material orders will be crucial to starting on time and can take up to 2 months to come in depending on items (like cabinets).  Then the actual remodel phase could be 2-6 months depending on size and scope.  So total time invested could be 4-6 months from concept to finish.  While the build phase is 2-4 months the First Steps and material orders can add time depending on if the design is custom and the materials are custom orders as well.  The permitting phase with the city can take a month or so, and getting on the Utility companies schedule for temp power on rough-ins can take time as well.

  • What is included in a Home Addition?

Glad you asked!  There are many factors to consider here, but mainly what is your scope... and what is included in that scope of work.  A 600 floor sqft Single lvl Addition to the side of a home could include many changes to your home and steps with the city to even be able to add onto your home.  Building up can have it benefits too.  But, we are great at First Steps so let's dive in.

    Let's take a look:

    • First We will need to talk with the city planning dept to understand all factors with your plot.  This is our First Steps Report that includes everything you need to understand your Home Addition and what it will take with the city.  Many factors go into this report like non-permeable %, variances, easements, utility rough-ins, and permitting to name a few.

    • We will need Design and Floor Plans for pricing (job costing) and permitting (this included structural engineering)

    • To Build you will need:

      • Build plans with structural engineering for permits

      • Excavation, foundation, foundation insulation and waterproofing, possibly drain tile, or sidewalk and driveway

      • Framing, windows, doors, sheathing, and roofing to seal up the home

      • Insulation for walls, floors (if needed), rim joists, and ceiling

      • Utilities like gas, water, and electrical for demo and tie-ins for all new items or systems

      • HVAC for heating and cooing

      • Drywall and ceiling texture

      • Finish Carpentry that includes:  Cabinets, Interior doors, hardware, baseboards, casing, shelving, beams, wall board...

      • Flooring like hard wood, LVP, LVT, tile, or carpet

      • If you are doing a bath you will need:  a vanity, shower system (tile or insert), flooring, HVAC and plumbing, Accessories..

      • If you are adding a kitchen you will need:  Cabinets, countertops, plumbing, HVAC, Electrical, etc..

      • Windows may need to be egress

      • You may need temporary power (exterior pole system)

      • Structural engineering may need to be done for weight loads and opening up areas

      • Tying into the existing home will require some work for proper load distribution

    • Some of the most determining costs will be the foundation, plumbing, electrical wiring, and new HVAC costs.  Will your current heater system support the new sqft of the Home Addition?

    • Now come the finishes.  Painting and Wood finishing, shelving, mantels, Beams, shiplap, and special items as well.

    • Finally, you will need Materials!  Your lumber package which includes framing materials, windows, doors and such.  You will also need all of your interior finishes for all items to be selected.  Then have everything ordered on time and on budget.
