Well this can vary dramatically, But your typical full gut and remodel of a 600 sqft Home Addition can run between $150,000 and $300,000. The project plan to the right was around $260,000 based on 400 new finished floor sqft to extend the master bed and lower living room, new kitchen, new flooring, new staircase and trim, new 16ft structural marvin sliding door system, drywall and ceiling texture, new doors and trim, new paint and enamel for woodwork. We also had some HVAC, Plumbing, and Electrical work to do. Adding simple finished sqft could be around 120 per floor sqft to remodel if the structure is unfinished. When you add kitchens ($80-100k), bathrooms ($15-25k), Fireplaces ($8-15K), and with custom design the price could move to 400 per floor sqft.

How Long Does A Basement Remodel Take? (start to finish)
First Steps and Design can take about 1-2 months to iron out. Then Estimating and contract signing can take a couple weeks. Material orders will be crucial to starting on time and can take up to 2 months to come in depending on items (like cabinets). Then the actual remodel phase could be 2-6 months depending on size and scope. So total time invested could be 4-6 months from concept to finish. While the build phase is 2-4 months the First Steps and material orders can add time depending on if the design is custom and the materials are custom orders as well. The permitting phase with the city can take a month or so, and getting on the Utility companies schedule for temp power on rough-ins can take time as well.
What is included in a Home Addition?
Glad you asked! There are many factors to consider here, but mainly what is your scope... and what is included in that scope of work. A 600 floor sqft Single lvl Addition to the side of a home could include many changes to your home and steps with the city to even be able to add onto your home. Building up can have it benefits too. But, we are great at First Steps so let's dive in.
Let's take a look:

First We will need to talk with the city planning dept to understand all factors with your plot. This is our First Steps Report that includes everything you need to understand your Home Addition and what it will take with the city. Many factors go into this report like non-permeable %, variances, easements, utility rough-ins, and permitting to name a few.

We will need Design and Floor Plans for pricing (job costing) and permitting (this included structural engineering)

To Build you will need:

Build plans with structural engineering for permits

Excavation, foundation, foundation insulation and waterproofing, possibly drain tile, or sidewalk and driveway

Framing, windows, doors, sheathing, and roofing to seal up the home

Insulation for walls, floors (if needed), rim joists, and ceiling
